This patio restoration and deep-cleaning project was carried out on a residential property in Hatch End. Over years of exposure to British weather,  foot traffic, and shaded garden conditions, the concrete slab patio had accumulated thick layers of green algae, stubborn black spot lichen, and ground-in organic debris. The homeowners wanted to revitalize their outdoor entertaining space without the expense of a full replacement. PE Property Services deployed a multi-stage industrial cleaning, weed eradication, and structural re-pointing process to bring the hard landscaping back to life.

The Initial State: Challenges & Objectives

The outdoor area presented typical maintenance issues that accumulate on concrete surfaces over time:

• Deep-Seated Organic Growth: Heavy colonization of green algae and persistent black lichen spots that resisted domestic jet washing attempts.

Revitalizing a neglected concrete patio requires a structured, professional approach rather than just high-pressure blasting, which can pit and damage the stone:

1. Initial Clearing & Debris Removal: Surface sweeping and manual removal of large debris, loose organic matter, and stubborn weed roots from the joints.

2. Biocidal & Black Spot Treatment: Application of a targeted chemical treatment designed to break down tough lichen spores and organic staining safely at a cellular level.

3. Rotary Surface Cleaning: Utilizing high-flow, commercial-grade surface cleaners with variable pressure controls to lift deep-seated dirt evenly without strip-lining or damaging the concrete aggregate.

4. Rinse and Extraction: Thorough rinsing of the entire patio area to flush away loosened sediment, dirt slurry, and chemical residues.

5. Re-pointing and Joint Stabilization: Once the surface dried completely, we swept in fresh, kiln-dried polymeric jointing sand (or applied fresh mortar where required) to lock the slabs firmly into place and deter future weed growth.
